A buyer’s first impression of your house is from the street and is what we call "curb appeal". The curb appeal must be very good if you want them to get out of the car and look further, so here are some suggestions:
- Mow and rake the lawn, and trim the shrubs.
- Sidewalks and driveway are clean and weed−free.
- No debris or toys lying around.
- Front door is clean and, if possible, freshly painted.
- Exterior of the house is clean − no cracked bricks, flaking paint, sagging gutters, etc.
The second impression is made by the interior of your home. Here are suggestions to maximize the features and attractiveness of your home's interior spaces:
- All rooms should be clean and not cluttered. Too much furniture makes a room
look small.
- Badly cracked walls, loose door knobs, and crooked light fixtures are among
the small items that can be easily repaired − fix them. Small items sometimes
hinder a sale more than large items.
- Discolored ceilings from previously repaired leaks should be painted.
- Minor redecorating is recommended, as needed, such as painting and rug shampooing. This creates a much more appealing appearance. In some cases, badly worn or stained carpets should be replaced.
- Correct faulty plumbing. Leaking faucets can discolor porcelain and call attention to plumbing defects.
- Ensure that everything—plumbing, electric, heating and cooling systems, appliances, roof, etc—are in good working order.
- Remove all unnecessary accumulations from your kitchen, closets, storage
areas and utility room.
- Arrange shades and drapes to provide the maximum amount of light.
Replace burned−out light bulbs and repair faulty switches. If needed, use
light colors to add cheerfulness to dark rooms.
Taking these steps to prepare your home for sale will maximize your home's beauty and attractive features. The time taken is well spent in increasing your chances for a quick sale of your home.
